Fewer of them have a plan for what happens when they want to stop. In this episode, I talk with Matt Love from SDIRA Wealth, a builder and developer that constructs brand new single-family homes designed from day one to be rental properties. Instead of buying a hundred-year-old house and putting lipstick on a pig, Matt's company picks high-growth markets (right now, four of them across Texas), builds with rental-friendly materials like brick exteriors and luxury vinyl plank flooring, and pairs each property with vetted local property managers. Buyers get direct deeded ownership, not a share of someone else's syndication. We get into the numbers, too. Matt explains why his team targets 6 to 9 percent cap rates, what kind of cash flow a $250,000 new construction rental actually produces (hint: it's a few hundred dollars a month, and he's honest about that), and how the four streams of income (cash flow, principal paydown, depreciation, and appreciation) can add up to a much bigger return than what shows up in your bank account. We also dig into cost segregation studies, 1031 exchanges, financing options from conventional and DSCR loans to non-recourse loans for retirement accounts, and the Freedom Five formula, which is the idea that five strategically chosen rental properties can replace about $100,000 a year in passive income.
