In June 2026, Manhattan’s median market rent reached a record $5,295 per month, while Brooklyn hit a record $4,350. Both were up approximately 8% from the previous year. At the same time, Mamdani-backed members of the NYC Rent Guidelines Board approved a 0% increase on one- and two-year leases covering roughly one million rent-regulated apartments. Mamdani praised the decision as relief for working New Yorkers—but the freeze does not protect tenants renting market-rate apartments.
